This lovely apartment is located in the neighbourhood of Santa Croce, barely a 10-minute vaporetto ride away from Santa Lucia railway station and Piazzale Roma, the only bus stop in Venice, and the last spot that may be reached by car in Venice.
The apartment is located right between Campo San Zengolà and Campo San Giacomo dell'Orio. San Giacomo dell'Orio is one of the rare spots in Venice that includes trees, and one of the oldest churches in Venice is located in this square, too: Chiesa Santa Maria dell'Orio was actually built in the 10th Century, and re-built in 1225. This church inclydes works of art by Veneziano, Lotto and Veronese, and its inner architecture has been compared to that of Santa Maria Formosa.
Ca' Pesaro, a museum of modern art, is located a 10-minute walk away from the apartment, within a baroque building that you mustn't miss by any means!
The apartment is also very close to a Communal Garden, cared for by the Ministry of Art Preservation. Please notice that if you decide to visit this garden, you will have to follow the strict rules that are applied to all gardens in Venice, which include no lying on the grass and not allowing children (or adults) to play in the garden!
The apartment also overlooks the Canale Grande: say good morning to Venice as you wake up in this wonderful town!

The minimum stay is 3 nights. Please notice that you may not check-in or check-out on the following dates: December 24th, December 25th, December 31st, January 1st.

The price includes:

The price includes gas and electricity consumption, linen and towels. Pets are not allowed.

Tourist tax (not included in the price):
2,5 euro per person and per night for the first 5 nights. This tax is not included in the apartment rates, has to be paid upon check in. 

For this apartment, according to the general booking conditions, in case of cancellation the reservation deposit is forfeited. However, for this apartment if you cancel 7 days before your arrival, you could use the reservation deposit for another date for the same apartment, according to the on-line prices. 

Security deposit:

A security deposit of 200 Euro in local currency is strictly required. This amount will be refunded in full upon check out, provided everything is in order. Check-in: from 15:00 (3pm) to 20:00 (8pm) Please notice that if you check-in after 20:00 (8pm) you will be asked to pay an extra fee of Euro 50. Check-in after midnight are not authorized. In case clients are delayed, we can exceptionally make them check-in after 24:00 (midnight), and they will be asked to pay an extra fee of Euro 70. If they arrived between 01:00 (1am) and 02:00 (2am), they will be asked to pay an extra fee of Euro 100. Check-out: before 10:00 (10am).
